In general, the architectural design process consists of three phases, Schematic Design, Design Development, and Construction Documents. The final drawings generated as a product of this process reflect the Owner's programmatic needs and are designed in accordance with the code requirements of the International Residential Code for One and Two Family Dwellings, 2003 Edition, as adopted and amended by The State of South Carolina and the local municipality or county in which the work is being performed.

Schematic Design is the first phase of design in which all programmatic and site requirements and restrictions are researched and analyzed. During this phase, the potential for the proposed site is explored and all site restrictions and potential are itemized. The needs and program of the client are considered based on these studies, preliminary drawings are prepared illustrating the scale and relationships of the building components to each other and to the site. Elements such as site amenities, potential views, local site and design restrictions are considered in the development of preliminary site plan, floor plan, and elevation studies. These documents are submitted to the owner for discussion and approval. This phase of design is compromised of several design modifications and revisions based on Client comments. The design will develop and grow over the course of Schematic Design, until a solution is developed that meets all of the needs of the site and program.

Design Development is the second phase of design and directly follows Schematic Design. (Many times there is not a clear line between the two phases.) During Design Development, the approved Schematic Design drawings are further refined to finalize spatial relationships, programmatic requirements, exterior form and mass, and overall architectural detailing both interior and exterior. At this point, preliminary sections and framing plans will be drafted to reconcile the architectural design with the structural design, so that all phases of design have been addressed by the end of this phase. The Design Development Phase will consist of numerous design modifications, and is complete when there are no additional plan or elevation changes to be made. Toward the end of this phase, initial discussions on Contractor selection will commence in an effort to assist the Owner in selecting an appropriate Builder to meet their individual needs.

If applicable, coordination with any governing Architectural Review Board will occur concurrently with Schematic Design and Design Development. The house will be designed in compliance with the Standards and Guidelines of the governing Review Board. Personal representation at the Architectural Review Board meetings will be provided. Design Review and Compliance fees will be paid directly by the Property Owner.

The Construction Documents phase is the last phase of design in which the Permitting and Construction drawings are produced from the approved Design Development drawings. The following is a breakdown of the components of the Construction Documents set of drawings:

A. Roof slopes and design with material notes and specifications

V. Exterior Building Elevations

A. Materials and roof slopes noted
B. All floor elevations and others tagged with height markers
C. Reference for exterior details

VI. Building Section(s)

A. Complete vertical cut through proposed structure
B. Indicates building systems and ceiling heights

VII. Wall Section(s)

A. Number of sections varies from project to project
B. Section cut for each different wall condition and height
